Step 2
Once you have your agreed concept drawings.
When the drawings are settled, your consultant will ask you to initial them. If you would like to proceed, your consultant will sit with you to develop a specification for the project to match the drawings and your particular plans for your space.
During that meeting the consultant will discuss your preferences and expectations and will work on detailing the final specification for your project.
This discussion will typically cover everything about your project including, engineering, development applications, council fees, structural works , window preferences, storage options, electrical , plumbing, bathrooms if applicable, all the way down to the types of architrave and other finishes you require.
The result of the notes of this discussion will become the final specification for the project and will become a part of the contract when you proceed. (Should you decide at a later time that you would like to add to your plans we will be happy to prepare a variation to cover the altered works)
You will then receive a visit from our building supervisor. He will visit to familiarise himself with your project and the specific requirements of your site in areas such as access, safety and scaffolding requirements.
Stages 8 and 9 allow our quantity surveyor to consider all aspects of your project and make it possible for your consultant to come back to you with a firm price for the project as described in the concept drawings and specifications.
He will usually have a firm price for you within about 10 working days.
This price may change when the project commences if some unexpected changes to the project are made. (These might include the engineer requiring additional works, the council requiring a heritage review or survey , additional excavations or rock, or the addition of other works by you, the customer).
Any of these changes will later be priced and agreed with you as a variation.
